Our Complete Mobile Home Renovation!



Less House, More Life


We recently completed a full renovation of our 1991 Fleetwood double-wide, pre-manufactured home located in the heart of the Napa Valley. It's not officially a "tiny" home, but at 1288 square feet, it fits into that "less house, more life" thing we've got going on

Because it's a mobile home, we didn't/couldn't change the footprint, nor could we move any of the interior walls - that would have been cost-prohibitive.  We made do with the original layout and spent money on our finishes instead.

We sold our 5-Star Built Green Dwell Development home in Seattle in May of 2014 and returned to our mobile home, which had been serving as a second set of digs.  We're not sure we understand it, but we love this little house more.  Way more.

Some of what we did isn't very sexy (aluminum-and-foam-core roof, vinyl windows, whole-house water filter, new strap-down foundation supports, etc.) but it all adds to the quality of the house.  The rest of the work resulted in an excellent makeover with a groovy mid-century feel.

I'd intended to post updates throughout the renovation process, but it turns out that blogging is a lot of work. Life - and a certain lack of interest in blogging - got in the way of that. Oh, well.

What follows are some before photos, some after shots and some running commentary, in semi-chronological order.

We relocated this window because it was directly across from the bathroom and right next to the closet (where I am often naked) and installed a solar tube in that corner instead.

Demolition began the Monday before Thanksgiving, 2014.  Everything had to go.  Including the popcorn ceilings. (Yes, we underwent a full house renovation during the holidays.  It wasn't near as painful as one might imagine.)

That gross brown carpet was actually an improvement on the Dusty Rose shag that came with the place when we bought it 9 years ago.  Putting down anything other than carpet required a new underlayment, which we finally did as part of this renovation.

After a classic husband-wife wrangling over flooring choice, we went with my pick, natural cork.  At just under $4 per sq ft, it was about half the cost of any other sort of engineered wood product and just as durable. We ran it through the entire house, including the bathrooms and the kitchen.  Because we're crazy like that.

We were smitten with our contractor, Chun Li, who was always on time, always happy and always willing to find a solution.  Cute as a button and totally affordable.  If you're within an hour of Sacramento and have a home-improvement project, you want this guy.  Seriously.

We splurged on subway tiles in both bathrooms.  I ordered the deepest non-custom tub I could find for the guest bathroom and went with a glass enclosure for the master bathroom shower.

There were so many cool milestones and appliance delivery was one of them.  The washer and dryer seemed really huge at first, like a couple of giant eyeballs.

Ikea.  I haven't mentioned the hours and hours and hours spent at Ikea.  We bought our kitchen cabinets (hood and dishwasher, too) at Ikea, used their out-sourced design services and their contracted installation team.  There were some glitches with the contractor, but ultimately they made it right and we're completely happy with the outcome.  Best kitchen I've ever had, hands down.

Not a fan of granite, I chose Corian counter tops in Doeskin because it reminds me of poured cement.  At about half the price of CeasarStone or something similar, it's perfectly suited to this home.  Apparently, the French Laundry uses Corian in their kitchen and that's good enough for me.  (Name dropper.)

We used Ikea cabinets, lighting, mirrors and fixtures in the bathrooms, too.  Because you just can't have enough Ikea, really.






And, Chun Li knocked up some simple shelves to make our closets so much more functional.

We moved back into our home in mid-January, about 7 weeks after construction began.  I am almost certain that, thanks to Chun Li and the Gods of Renovation, this was the least painful home-improvement project in recorded history.

 We don't hang anything over the bed since the August 2014 earthquake, but I needed some height on that side of the room, so I used a screen inherited from my mother.  (She's still with us.)

In round numbers, we dropped about $80k on this project.  We don't own the land it sits on, but we don't pay exorbitant property taxes - or a vig to the banksters.  We have a great deal of freedom as a result of living lean - we wanted to do it in style and we think we achieved that.


Eighty grand might seem like a LOT of money to put into a mobile home, but our location makes it make sense. Located within walking distance of some of the best restaurants and wineries in the world, we're also within an hour or so of San Francisco, less than 2 hours hours from the beach and just a few hours from the mountains.  We're certain that there is no place like it in all of California - no place in the whole country this desirable which would be less than $800 (in fixed costs) per month to live.  So, we made the decision to invest in our comfort instead of a mortgage and we're so glad we did. 




We plan to do some minor landscaping (lots of rock) and we may wrap the home with new vinyl siding next year, which will allow us to more closely coordinate the inside of the house with the outside.  (Also, energy conservation.)

It's been a little odd being in a senior mobile home park for the last 10 years - I'm not yet 55.  Until recently, my neighbors have largely been quiet and reclusive - the only times I've seen them is when they shuffle out to their mailboxes -  but there's an influx of new retirees who are active and social.  There's been a flurry of buying and selling, with several old homes being taken out to make room for newer, fancier cribs.  We looked at that option for ourselves, but decided that we didn't need more room - we just wanted to upgrade what we already had.  So, we did.  And, we love it.

  5. LOVE!!! I'm thinking a lot about purchasing a mobile home in the coming years to have that less home, more freedom thing going as well.. It just makes sense. And obviously you can make it look like a million bucks!! I live in Florida, so I'm sure it's a little different state to state but what's involved in buying a mobile home and setting up things it needs vs a traditional home? I would love any input you could give me :)

    1. Hi, Lauren! Thanks for your kind words - it was such a fun project.

      There wasn't really much different about buying this home - we had an inspection beforehand, just like when you buy a "real" home. The one big difference is home loans - it's not as easy to get a loan on mobile homes, but it could be done back when we bought it in 2005. The interest rates are higher.

      I should think that things to concern yourself with in Florida is moisture - you probably want to make sure that the home is solidly water-proof so that you don't have mold problems. Also, we think that wrapping our house in new siding is going to help conserve heat in the winter and keep us cooler in the summer.

      I would say - buy something built in the 90's or later. If you can afford to do some renovating, find someone you trust and someone who either knows mobile homes or is willing to learn about them while they're doing the work - there are just some quirky things about these homes.

      These homes are totally liveable and, as I think I've shown, they can be stylish and comfortable, too!

I know that there are affordable mobile homes near the beach in Florida, so I've been plotting + planning for us to get one (we live near Chicago!)   17. This is gorgeous and looks so comfortable and inviting! I have been trying to convince my husband we should downsize from our 1600sqft house to a mobile home. He is hesitant after being a mobile home owner previous to our relationship, but this changes his mind! We live minimally, but I have to ask, is this a single or double wide? And did you do anything to change closet space? I'm from central Michigan where mobile homes or trailers are common and single-wide is especially economical.

    1. Hey, Andrea, thanks for asking! This is a double-wide. (I've asked the hubby - who is from Michigan! - to draw up the layout of the house so I can post it here) Before we bought it, the owners DID add on that back office space (off the bedroom) and a walk-in closet, so we didn't have to create more closet space ourselves. In my opinion, the size isn't as important as the finishes - as in, even a single-wide would be great as long as it's updated and looks the way you want it to!

    1. Maureen, the property owner does pass through some of this property taxes to us, but it amounts to a paltry $300/year, which is, in the scheme of things, "nothing."

  20. Kim, your place is beautiful! Thanks for letting us take a look. My first job out of college was making mobile home loans in CA and my husband was a mobile home appraiser for years. We got to see many mobile homes and mobile home parks over the years and I hope to live in one some day. For now, my version of small living is the <1,000 sq ft condo I just bought and plan to decorate MCM-ish. I was going to go with an oak laminate throughout and tile in bathrooms, but love the cork look. Would you please tell me what brand you used and if you've had any regrets with it in the bathrooms and kitchen? Thank you!

    There, you can find info on how the product is manufactured, etc.

    Cork flooring is no more absorbent than any other type of laminate or engineered wood product - it is layered with all kinds of polymers that make it just as durable. In the event of a real water problem, any kind of flooring would have to be torn out and replaced - it's not any different that way. Regular spills wipe up just like wood floors. So, no regrets! So glad we did it! Good luck - and, if you think about it, I'd love to see photos of your place! Cheers!

  23. Hey, Dana - thanks for the props! I got the back-splash tile from Abbey Tile - I can't quite recall the brand or exact color, but it was one of the lesser-priced tiles. I just used one color on the back splash along the counter and mixed some other colors in for the splash behind the stove. Let me know if you want the exact details - I've got them somewhere!

  25. I love,love,love your decisions great and small, and your color sense. I have been trying to convince my husband that living in a double wide will be the way to go a few years down the line. We live in upstate NY and are from New England. There are a suprising number of parks everywhere I look, most not as close to 5 star restaurants as yours, though. I would love to buy a park as a co-op (this is a trend) and encourage artists to come and live there as neighbors....Thanks for the inspiration! Gayle GT

Location IS everything - there are a number of parks in Napa that, while only about 5 miles away, feel much like any-old-mobile-home-park-USA.   28. Love the remodel!! I too did a kitchen reno years ago with Ikea cabinets... I loved them. I'm also looking at a similar remodel. Unfortunately, the kitchen footprint is not nearly as spacious as yours, but I think I can make it workable, it will just be relatively. The rest of the place is huge and open, so I can incorporate some of your great ideas. Kind of like a mobile home loft... hahaha. Couple of questions please... okay, what's the story on the cow rug? I may be buying just a single cow hide for my living room... love the look. But curious about your story... :) And re the roof, can you tell a little more about the aluminum foam core roof pls? The roof in the one I am looking at is low pitch but shingled. A few small leaks. Can you tell why you selected that type of material and what was the approximate cost per square foot if you remember? Did they just remove the shingles and put the aluminum/foam core over it? Maybe I will post some pics of mine when completed to... thanks for taking the time to do the before and after pics. Oh, one other thing... when you say the previous owners added a walk in closet and the office... did they frame in additions around the exterior of the mobile home? I would love to have a walk in closet... right now, this one has the horrid sliding mirrored doors which of course will be among the first things to go! I love the small bathroom too... when you say you spurged on the railroad tiles, are they significantly more than just normal square tiles? Sorry so many questions...!! Thanks again.

    1. Hey, Carol! Sorry it took me so long to reply.

      Our kitchen isn't all that big - the way the photos are taken make it look big, but it's really just a galley kitchen. We did increase the counter and cabinet space by extending them all the way to the front wall, into the dining area. That made a HUGE difference and it does make the kitchen feel much bigger.

      The cow rug - I love that you read my little blurbs! - is not all that interesting of a story. I got that rug, which is about 7'x9' when I lived and worked in NYC - I traded a canvas bag that I paid about $60 for (I worked for the company and got them at wholesale prices) for that rug, which would be about $2500 to purchase, as best I can tell. The funny part is that we had it in our Seattle home and when we staged the home to sell it, our realtor suggested that we not keep it in the home - that it's the sort of thing people might come back for and steal (we were not living in the house while it was being shown). So, I pulled it up and tossed it in the garage. A few days later, without my husband knowing it, I stuffed it in a (canvas, of course) bag and stuffed it into the back of one of our closets. Well, sure enough, while we were out of the house, someone broke into our garage and took a TV, a toolbox and, my husband thought, the cow rug. He was so afraid to tell me - he contacted the insurance company and didn't tell me about it until we received reimbursement for everything that was stolen. So, I made money on that rug. It's not quite insurance fraud, because it was unintentional. Not even sure I should share that here. Love the rug.

      The roof - I couldn't tell you which brand we used (we had a separate contractor do the roof and windows several months before the rest of the renovation), but they did just put it right over the old shingled roof. We noticed a HUGE difference during the hot summer months - it can get up to 95 outside and it'll stay under 80 in the house. We rarely have to turn on the AC. We don't notice as big of a difference in the winter, but there IS a difference.

      The additions - they did frame in the additions on to the back of the house, where the master bath and bedroom are. The inspector noted that they didn't permit it when it was done back in the 90's, and he wouldn't have allowed us to build them now, but allowed us to keep them. Phew. That would have really pissed me off. That sort of thing is subject to local/state regulations and your contractor will know about what's acceptable.

      Tiles - the tiles in the shower and tub are 4x8 and the tiles in the kitchen backsplashes are 3x6. It's not that the tile was so expensive (I went with some really basic tiles from Abbey Tile), but the combination of the tiles and the installation was considerably more than if we had installed a prefab shower/tub. It was worth it, in my opinion!

  32. Absolutely amazing! We are buying a new home and have a 15 year $1600 mortgage but we recently purchased a double wide in a small town with four seasons. We paid cash for the mobile home and totally updated it. The space rent is $360! We have done some soul searching and asking ourselves what is really important to us. We decided that our time and freedom is more important than buying a house when we already have a cozy home living in the mobile home. We plan to sell the house ASAP and make the mobile home our primary home. No trailer trash here just 2 people who have decided that we choose not to live the cookie cutter American Dream life but rather we are nearing retirement and we choose to be debt free and live more and nurture our relationships and live simply to simply live. It's great to come across others who don't let the stigma of mobile home living stand in the way of making a practical decision. We are proud to go forward with our decision.

    1. Hi, Ann! A lot of the older mobile homes do have paneling - ours has regular textured dry wall. The ceilings were scraped, dry-walled and retextured but the walls were pretty much okay. Depending on your budget, I might just paint the paneling, but I'm fairly sure you can drywall over them. Our contractor, who has worked on mobile homes for years, lives in Sacramento.   51. I commend your decision to live debt free and free. I have an older and younger sister that both live in beautiful homes. 300-400 thousand and they have always seemed to sort of look down on me for living in a double wide home. Must admit for my income I could have brought a home but I would have been living a debt filled life. We remodeled entire home except for bathrooms due to not wanting to empty savings account , will do those in a few years. Well long story short both my sisters have borrowed money from me in the past to keep their homes out of foreclosure, boy If my wife only knew how much.lol Long story short, why live in a home you can't enjoy for working two jobs to pay the mortgage vs a manufactured home and live comfortably. My wife and I are not rich but enjoy life to the fullest and love your home remodel and advice on enjoying life.

  67. Hi Kim - I was looking through and enjoying your pics. It's like looking at my place as the floor plan is practically identical. We too have that annoying little wall between the two windows in the living room. I know you said that you didn't remove any of the interior walls, but did you look into it? Do you know if its there for some structural reason? I want to get rid of it as it chops the space in half and is driving me crazy. We just moved into our place in Diamond Springs in November and are planning our renovations. I love what you did with your home, especially the kitchen and bathrooms! Since we're close to Sacto I'll keep Mr. Li in mind when we decide to move forward. Thanks for sharing! Kim

      We did inquire about moving interior walls - it would have required some engineering (and permits) that we weren't willing to do. We'd talked about putting sliding glass doors onto the front deck but it seemed like too much.

      You definitely want to find someone who knows about mobile homes. Sadly, our Chun Li passed away last year but you might inquire with Goody and Sons if you haven't already done your research - he could at least point you in the right direction and help you find someone in your area. http://www.goodieandsons.com/

Can you please tell me which Fleetwood model you have and how many square feet ( I realize you have an addition though), I’ve been trying to find the floor plan online but can’t find any that look similar to your layout. So was it a 2 bedroom/ 2 bath before the addition.?

      I don't know the model - I only know that it's a 2-bedroom, 2 bath 1991 Fleetwood. The master closet and the small office are additions - I imagine that the original square footage was about 1150. If I can cobble together a rough drawing of our layout, I'll post it here!
